New Prohibition Law Slows Down New Housing Supply in Canada

Last week we talked about the Prohibition on the Purchase of Residential Property by Non-Canadians Act is seriously doing damage to the commercial real estate in Canada.

The regulations also pose another challenge to land development as they forbid Canadian companies with over three percent foreign ownership from acquiring undeveloped land for residential purposes and properties with fewer than four units. This poses a significant predicament for the home building and land development industry in Canada, given the high number of firms with varying degrees of foreign ownership.

Furthermore, land that has been zoned as mixed-use land can no longer be purchased for development by any company that is partially foreign owned. Experts have identified this as a pressing concern, especially since the regulations have been enacted rather than being in the pre-law stage.
