NEW Amendments to the Prohibition on the Purchase of Residential Property by Non-Canadians Act.
The Government of Canada aims to improve flexibility for newcomers and businesses seeking to add to Canada’s housing supply by amending the Regulations to allow Non-Canadians to purchase residential property in specific situations.
1. Work permit holders can purchase a home to live in while working in Canada.
2. Repealing the existing provision that prohibits purchasing vacant land. Section 3(2) of the regulations is being repealed, allowing the prohibition to be lifted on all lands zoned for residential and mixed use.
3. Exception for development purposes. Non-Canadians can now purchase residential property for the purpose of development under this exception.
4. Increasing the corporation foreign control threshold from 3% to 10%.
According to the Honourable Ahmed Hussen, Minister of Housing and Diversity and Inclusion, “these amendments strike the right balance in ensuring that housing is used to house those living in Canada, rather than a speculative investment by foreign investors.”
