Here’s Why Vancouver’s Real Estate Market is Still Stable

Several major banks in Canada reported first quarter earnings last week, and those earnings provide an important glimpse into the direction of the nation’s housing market. It also provides a reason for the steady Vancouver housing market.
CIBC, TD and BMO allow negative amortization on home loans. Assuming you purchased a fixed repayment variable rate home loan at a bank mentioned earlier, you can include the outstanding interest in the balance of your loan as long as your loan-to-value ratio does not exceed 80%. In other words, defer any pain caused by the rising interest rates. As a result, amortization is growing. At TD Bank, 25.2% of residential mortgages are now amortized over 35 years or more. A year ago, that number was essentially zero.

This is not just a Vancouver phenomenon. Recent data from the Toronto area also shows that new listings fell 42% year-over-year in February, to the lowest level in 20 years. In Calgary, February inventory levels were at their lowest since 2006. CREB said, “While higher lending rates are impacting sales activity as expected, we are seeing a stronger pullback in new listings, keeping supply levels lower and supporting stronger than expected monthly price increases in some areas.
